To determine the actual surface area, a topographical survey has been carried out, which is attached to this file.
According to this survey, the total plot area, measured up to the street curb, is 811 m², which justifies the area stated in the deed and confirms that it met the minimum surface requirement when it was created as an urban plot.
To determine the current net plot area after deducting the sidewalk, a sidewalk layout must be drawn. Ideally, an official alignment file should be requested from the Town Hall so that the topography department can accurately determine the sidewalk width along each affected street section.
To verify the final net surface area, we have drawn the sidewalk following the alignment of the neighboring plot. This results in a width of 1.20 m on the north boundary and 1.50 m on the south boundary.
On the main street (west side), we have considered a width equivalent to the sidewalk opposite, i.e., 2.00 m. With these assumptions, the resulting net plot area would be 668 m².
To match the 682 m² shown in the land registry, the sidewalk width on the west side would need to be 1.70 m instead of 2.00 m, which is entirely possible.
Therefore, we consider 682 m² to be correct, as it fits perfectly with the possible development alignment. However, the Town Hall will ultimately determine this in the official alignment file.
After consultation with the Urban Planning Department, they confirm that the 811 m² stated in the deed validates the plot and fulfills the minimum 800 m² requirement. To calculate buildability, it must be based on the net surface after deducting the sidewalk area around the perimeter. Only the official alignment will determine whether the final area is 682 m² or 668 m².
